I am aware of the defects in the roof.
I am aware of defects in the electrical systems.
I am aware of defects in any part of the plumbing systems, including any defects pertaining to the swimming pool, if any.
I am aware of defects in the heating and/or air conditioning systems, including air filters and humidifiers.
I am aware of defects in the septic system or other sanitary disposal system.
I am aware of all defects to the Park and/or in the basement and/or foundation of the Park, including cracks, seepage, and bulges. Other such defects include but are not limited to flooding, dampness, or wet walls and unsafe concentrations of mould or defects in drain tiling or sump pumps.
I am aware of structural defects in the Park.
I am aware of boundary line disputes, encroachments or encumbrances including a joint driveway.
I am aware that remodelling or refurbishment has affected the structure of the Park.
I am aware that any additions and/or improvements made to and/or any erections made on the Park have been done or made, only after the required consent, permissions and permits to do so were properly obtained.
I am aware that a structure on the Park has been designated as a historic building or heritage site.

  • The purpose of this report is to assist a Lessee in conducting an inspection of the Unit during the Offer to Lease Period, as prescribed in section 67 of the Property Practitioners Act 22 of 2019 and forms a part of the Lease Agreement concluded between the Parties.
  • The Lessor provides the information below in the knowledge that although this does not constitute a warranty, a Lessee may rely on such information when deciding whether, and/on what terms, to lease the Unit.
  • The Lessor authorises the Property Practioner marketing the Unit to provide a copy of this report to any potential Lessee.
  • The Lessor and its representatives confirm that to the best of their knowledge the statements set out below have been accurately noted as“yes”, “no” or “not applicable (N/A)” on the date that the Lessor signs this report.
  • If the Lessor responds with “yes” to any of the statements, the Lessor must provide a full explanation about the reason why.
  • Both the Lessor and Lessee may want to obtain professional advice and/or an inspection of the Unit, which provision shall be dealt with in the Lease Agreement.
  • The Lessee acknowledges that he/she has been informed that professional expertise and/or technical skill and knowledge may be required to detect defects in, and non-complying aspects of the Unit.
  • The Lessee acknowledges receipt of a copy of this report.
